As the market get softer and more and more houses are left unsold, the importance of pricing your home to sell is at its greatest. Every Seller wants to get the most out of there home. In today’s market your motivation to sell must be greater than the dollar amount you want to get out of you home. The competition is great and there are not as many Buyer’s looking right now. When a Buyer looks at 15 homes in your area they are going to pick the one that has the most to offer for the best price. What does this mean for you the Seller? Your home has to be priced below the competition and have more to offer a Buyer. This is the only way to guarantee  that the Buyer will select your home to write a contract on. If you have the time to wait it out, great! But remember that the 08 market is quickly upon us and there will only be more homes listed which means more competition.

Homeowners insurance is something we all carry on our homes. Did you know that if you basement leaks your standard homeowners policy will not cover the damage. Make sure to check with your agent on what is covered and what isn’t. Some policies will not cover damage if the water source came from the sump pump not working, or if there is sewer back up, or even if there is a crack in the foundation. If they do cover you there are limitations on what that coverage provides. For instance it may cover the clean up but not any repairs or replacement. Make sure you understand what your policy covers so you are not left in a bind as many people were after the 2 weeks of rain we recently had. They say 50% of all basements leak. Your insurance provider can advise you on the additional cost to add coverages like sump pump back up to your policy so you are covered.
